WANTED: SEARCHING FOR LAND OR 5BD HOUSE METCHOSIN in Sooke, British Columbia for sale

Desperately searching for our Marital Compromise
We just had our hearts DEVASTATINGLY shattered by a Metchosin seller over our dream property.
We are financed, a sure thing, just give us some darn time in this ridiculous market! Being fellow Metchosinites should mean something to one another.
We need to downsize our land and upsize our house for our growing family. One person wants closer to town, brand new house and less property, the other still needs land to call home, privacy, and preferably still calling "home" Metchosin.
Here is our variety of different options:
-closer to town (see picture) off main arteries (QUIET street, no Sooke/HappyV/RockyP properties)
-1-2 acres: for the right price we can still build our dream home on if just land
-flat, USEABLE land - I need sun for flower/veggies gardens, safe space for my kids to play and few hobby farm animals, privacy...when I start hearing rocky, or creek (= wet unusable) I want to run for the hills based on our history so sell me!
-HOUSE: either the property priced well enough we can tear down, renovate to update or do an addition easily (aka, no second story only additions like our current property =$$$$) 4 bedrooms plus den (so 5 bedrooms), 2+ baths.
-IF PRICED CLOSER TO 1MIL or up NEEDS ACCOMMODATION FOR FAMILY TO LIVE WITH US and move in ready (love the idea of our family living on the property with us just not on top of each other).
Think of young children growing up - will they have safe room to play and ride their bikes?
